January 4, 2010
Dear Log Home Enthusiast:
The first part of 2010 could be one of the best times to put your dreams into motion for a log home because:
1.Housing interest rates are staying low for now.
2.New construction is down; home builders are competing for your business.
3.Spring River Log Homes & Timber Systems is now offering a promotional
incentive on our handcrafted log homes. Any log home/cabin purchased thru July 2, 2010 will have one of the following options added to their log home order for free! Your choices are:
Interior log stairs. Built w/log stringers/log steps/a landing if required and log railings to the second floor.
Exterior log railings (up to $2,500).
Gate Arch w/double gates for your lane.
King/Queen log bed.
4. To honor all of our U.S. Military Personnel (active/honorable discharge), Spring River Log Homes & Timber Systems will include in our handcrafted log package at no cost to you, a 25’ Satin Aluminum flag pole, 12” Gold Anodized Eagle finial with a 4’x 6’ American Flag that have all been proudly made in America.
5.Spring River Log Homes & Timber Systems is also offering a 20% discount off the retail price of our precut milled log homes/cabins through Lincoln Logs International. This discount is through February 15, 2010. That doesn’t allow a lot of time for residential custom orders, but could be perfect for a standard getaway cabin in the woods or by the lake. Log packages can be shipped at your convenience.
6.In addition to our log home specials, Spring River Log Homes & Timber Systems is offering a promotional incentive on our heavy timber frame trusses purchased thru 2010. Spring River Log Homes will pay 1/2 or up to a maximum of $1,200 (which ever is less) towards your shipping costs to your job-site.
*7. First-Time Homebuyer Credit from the IRS.
- The credit was expanded in late 2009 to extend deadlines and allow long-term homeowners buying replacement homes and people with higher incomes to qualify for the credit.
- The credit is 10% of the purchase price of the home, with a maximum credit of $8,000. Long-term homeowners who buy a replacement home after Nov. 6, 2009 through April 30, 2010 may qualify for a credit of up $6,500.
- Any home purchased as your principal residence and located in the United States qualifies. This credit goes through April 30, 2010 (with closing to take place by June 30, 2010. For a home that you construct, you must be in a binding contract to construct by April 30, 2009, with a Certificate of Occupancy/closing completed by June 30, 2010.
- Members of the military and certain other federal employees serving outside the U.S. have an extra year to buy a principal residence in the U.S. and qualify for the credit. It applies to any individual who serves on qualified official extended duty outside of the US for at least 90 days during the period after Dec. 31, 2008 and ending before May 1, 2010.
*8. Nonbusiness Energy Property Credit from the IRS
- The new law increases the credit rate to 30% of the cost of all qualifying improvements and raised the maximum credit limit to $1,500 claimed for 2009 and 2010 combined.
- The credit applies to improvements such as adding insulation, energy-efficient exterior windows and energy efficient heating and air conditioning systems.
- Qualifying improvements must be placed into service after December 31, 2008, and before January 1, 2011.
- The improvements must be made to the taxpayer’s principal residence located in the United States.
Best Regards,
Greg Bramwell
